California’s 2025 winter was unusually dry, and spring 2026 followed the same pattern. While we can’t control the weather, we can absolutely control how prepared your property is when fire season arrives.
Let’s focus on what you can control.
Your property’s first line of defense starts at the perimeter and works inward.
Exterior Property Defense
Creating defensible space (30-100 feet)
Embers travel, flames spread, and the space around your property determines whether fire reaches your structure. Clear flammable vegetation, maintain appropriate spacing between trees and shrubs, and create zones of reduced fuel around your home or building.
Vegetation management and removal of dead plants
Dead or dying plants are kindling waiting for a spark. Regular removal of dead vegetation, trimming overgrown areas, and keeping landscaping healthy and irrigated reduces your property’s fuel load significantly.
Gutter cleaning
This is a critical fire prevention measure. Dry leaves and debris in gutters create the perfect conditions for embers to ignite. Clean gutters at least twice annually, and definitely before fire season begins.
Roof maintenance and debris removal
Embers land on roofs first. Any accumulated pine needles, leaves, or debris gives them something to ignite. Keep your roof clear, repair any damaged areas, and ensure there are no gaps where embers can enter.
Vent screening
Embers enter structures through vents more often than any other entry point. Install 1/8-inch mesh screening over all vents to block embers while maintaining necessary airflow.
Building Materials and Structural Considerations
The materials your property is built with matter enormously during a fire event.
Fire-resistant materials for roofing, siding, and decking
If you’re planning any renovations or replacements, prioritize fire-resistant materials: Class A roofing, non-combustible siding, and composite or metal decking instead of wood. These upgrades significantly improve your property’s fire resistance.
Window vulnerabilities and upgrades
Standard windows can crack from heat exposure, allowing embers and flames inside. Dual-pane windows with tempered glass offer better protection. If upgrades aren’t in the budget, at minimum ensure all windows close properly and have no gaps.
Checking for gaps where embers can enter
Walk your property and look for any gaps in eaves, soffits, or where walls meet the foundation. Seal these gaps—they’re easy entry points for embers that can start fires inside your structure.

Your property’s systems need seasonal checks to function when you need them most.
Sprinkler system checks
If you have exterior irrigation or fire suppression systems, verify they’re operational. Check for broken heads, adequate water pressure, and proper coverage. A working sprinkler system can make a critical difference.
Water source accessibility
Ensure fire departments can easily access any water sources on your property. Mark them clearly, keep access routes clear, and consider installing a clearly labeled fire department connection if you have a large property.
Backup power considerations
Power outages often accompany fire events. If your property depends on electric gates, pumps, or security systems, have backup power plans in place.
Important documents and digital backups
Keep digital copies of insurance documents, property records, and irreplaceable photos stored securely off-site or in cloud storage.
